A floor repair only holds once the cause is gone, whether that is a leak, a damp crawl space or termites. We find the source, then replace and blend the damaged boards.
Floor repairs here often start with water: a leaking ice maker, a washing machine hose, a roof leak after a summer storm, or a slow drip from a bathroom into the crawl space of a raised house. We find where the water came from and whether the subfloor got wet before we touch the boards. A patch laid over wet wood will fail, and the leak has to be fixed first.
On raised homes, Formosan termites and rot can leave boards and subfloor soft near outside walls, tubs, toilets and porch doors. We cut out the damaged boards, repair the subfloor where needed, and weave new boards into the old ones. For old heart pine we look for reclaimed boards of similar age and color, because new pine is a different wood in grain and tone. If a joist is damaged, framing repair comes first.
Other common repairs are squeaks, loose planks in floating floors, cracked tiles and gaps along walls. Laminate and vinyl plank can often be fixed by swapping a few planks, if spare pieces from the same batch are still around. We tell you whether a repair will blend in or whether redoing a larger area makes more sense, and put the plan in a written quote.
